Hybrid Convenience Store/Fueling Center in Crystal Lake IL

April 2020 Crystal Lake, IL | Bluestone acquired 4.8-acres of commercially zoned real estate in the City of Crystal Lake. The site is located at the southwest corner of IL Route 31 and Tek Drive which borders on a growing industrial trade area and a previously established commuter base (36,000 AADT on IL Route 31).

Bluestone purchased the property after procuring a planned unit development approval along with a comprehensive plan amendment and rezoning. The entitlements included several variances from city code, including increases in allowable signage square footage and height for our tenant.

Bluestone has executed a 20-year NNN land lease with Thorntons of Louisville, Kentucky and the project is scheduled to begin construction in the Spring of 2021.  Bluestone has retained a one-acre outlot adjacent to the Thorntons parcel which is currently available for sale or lease.
